Skanska wins £64 million commercial office development in London

Skanska’s ability to put together a top class team to construct high quality commercial office projects in London has secured a £64 million project from Greycoat Crown Place Partnership at 30 Crown Place, London.

Skanska developed a “Construction Business Solution” for this project, incorporating the in-house skills of its building, mechanical & electrical, piling and foundations, steel decking and specialist ceilings teams. This enabled Skanska to work with its client to develop a scheme to deliver their real needs.

Skanska’s procurement methodology also allowed a parallel process of the sale of the development from an original developer to Greycoat whilst still maintaining the original construction completion date.

Work starts on the scheme immediately with completion scheduled for November 2008.

30 Crown Place – Key Facts

30 Crown Place will provide 26,000 sq metres of Category A office accommodation and 600 sq metres of retail area over a total of 18 storeys. The project includes:

- 16 floors of office space rising from ground floor level.
- Two basement levels containing parking, tenant storage, and mechanical and electrical plant areas.
- Two fully glazed scenic lifts travelling the full height of the building
- Re-modelling of public areas.
- Designated floor at roof level for tenant plant areas.

The building’s envelope is a structure of some 16,500 sq metres of cladding with part fritted glass creating a striking curved form.

Sustainability is a key element in the buildings design, including geothermal piles, which will provide a direct energy source via a heat pump into the building’s management distribution system. In addition, Photovoltaic louvers on the roof will provide solar energy to supplement the building’s power source.
