Skanska rebuilt and transformed Norfolk House, including a complete mechanical, electrical and public health (MEP) fit out. The former WWII headquarters now offers high quality, modern and sustainable office space.
During the Second World War, the previous 1930s building acted as headquarters for Operation Overlord, the allied invasion of Europe, under General Eisenhower.
This £75m design and build project for Sateria Investments included construction of the new office building, reconstruction of the original red brick and Portland stone facades at both entrances and creation of the new MEP infrastructure.
Challenge
Located in up-market St James’ conservation area and surrounded by Grade 2 listed buildings, Norfolk House occupies an L-shaped site with entrances on two separate streets, St James Square and Charles II Street.
The location, logistical layout and historical nature of the site all presented challenges. Working with noise restrictions, party walls, sensitive neighbours, conservation and planning sensitivities meant continued dialogue and cooperation with multiple stakeholders was crucial to the smooth running of the project.
Building a strong collaborative relationship with Westminster City Council was an important part of this to ensure that the new scheme maintained its historic character while delivering on contemporary standards.
Outcome
Behind the rebuilt facades, the completed seven storey redevelopment offers nearly 100,000sqft of office space. There are two stunning, high-quality receptions, two banks of lifts, three stair cores and three toilet cores servicing each floor. It also features
- Category A fit out throughout
- a mezzanine level
- a two-level basement, offering car and cycle parking
- basement and roof level plant rooms.
Concrete construction was used below ground and structural steel frame from ground level up with masonry and curtain walling facades. On the street frontage, upper floors have been set back further than before to provide attractive, usable rooftop spaces.
The new sustainable office building has a BREEAM ‘Excellent’ rating.
