We are constructing a duo of central London buildings that will deliver modern and sustainable spaces to live and work on behalf of our customer, Royal London Asset Management Ltd.

The development, located on New Oxford Street, will include two separate buildings – an 11-storey, 231,000sqft mixed-use commercial office, and a 29,000sqft block of 18 residential apartments. Both buildings will have retail and restaurant units located on the ground floor. In addition to construction of the buildings, we are completing the mechanical, electrical and public health engineering fit out.

Understanding our customer’s requirements

With sustainability and user experience at the heart of the design, both buildings are targeting environmental accreditations which include BREEAM Outstanding for the commercial office space and BREEAM Excellent for the rest of the development, as well as a WELL Core and Shell Gold certification.

Working with our customer at a very early stage to understand their vision for this development, carbon reduction was identified as a key priority to deliver buildings that are modern, sustainable and adaptable. By drawing on our team’s wealth of knowledge in this area, we were able to apply innovative techniques and use the latest digital technology to identify solutions that meet their bespoke requirements.

In the early stages of the COVID-19 pandemic, our customer asked us to incorporate changes that would future-proof the building and make it ‘best in class’. These include contactless entry, an increase in the amount of air that is changed per hour on each office floor, a one-way system to access the cycle store and locker rooms, and if required in the future, a one-way entry and exit system throughout the building.

The existing office building will be demolished, and the double basement level will be enlarged, with a two-storey roof extension accommodating a private roof terrace and plant installed on the top of the building.

The rest of the development will be partially demolished with the existing façade retained.

A full fit out

We are also installing all the mechanical, electrical and public health infrastructure throughout, including in the apartments. The main building will be smart enabled, with monitoring systems that ensure the most efficient use of heating, lighting and energy, tailored to how people use the building.

The office accommodation will be fitted out to category A standard.

Once installed, the data infrastructure will meet the WiredScore Gold connectivity standard.
