Skanska Innisfree has today been named preferred bidder on a £265 million 30-year PFI scheme to design, build, finance, and operate a major hospital development for Sherwood Forest Hospitals NHS Trust and Mansfield District Primary Care Trust.
Financial close for the scheme, which includes the redevelopment of King’s Mill Acute Hospital and Mansfield Community Hospital as well as the facilities management of Newark Acute Hospital, is anticipated in March 2005.
Full planning permission has already been granted to the Skanska Innisfree proposals, which comprise modern and contemporary facilities.

At King’s Mill Hospital the work will include the extensive re-development of the existing facility to create a single unified hospital comprising, 28 new wards – 50% in single rooms, a new state-of-the-art Diagnostic and Treatment Centre, a new Emergency Care and Assessment Centre with an out of hours GP service and a dedicated Women & Children’s Centre.
Three T-shaped ward blocks, linked together over five-floors will rise above the uniquely designed Diagnostic & Treatment and Women & Children’s Centres and they will all enjoy a southerly aspect providing light and airy accommodation with views of the reservoir and countryside beyond.
The Women & Children’s Centre, which has its own dedicated entrance from the main hospital concourse, is a two-storey elliptical building, which includes outpatient and rapid access departments as well as inpatient facilities.
Mansfield Community Hospital, which is just one-mile from the town centre, has been designed to be a landmark for the community it serves with access for both pedestrians and vehicles being greatly improved.
A new main entrance will be created which will include shops and a patient information centre. A new specialist Rehabilitation Centre will be constructed and wards refurbished to enable staff to deliver appropriate care to its patients. The Therapy Department will be expanded and improved and new Outpatients accommodation will also be provided.
FM Services will also be provided at Newark Acute Hospital
Throughout the phased construction period existing healthcare facilities will remain fully operational.
Key advance works will commence at the end of 2004, main construction will begin in April 2005 with the completion of 60% of all new ward accommodation by the end of 2008 and total completion of the scheme by the end of 2009.
Providing a total built area of 120,000 sq metres, when complete, the new hospitals will provide a total of 920 beds.
Skanska BOT and Innisfree, both equity investors, will head up the Special Purpose Vehicle. The Architects for the scheme are Swanke Hayden Connell. The design and construction of the scheme being undertaken by Skanska will be followed by a 30-year Hard Facilities Management contract for Skanska Rashleigh Weatherfoil with Medirest responsible for Soft Facilities Management services during the concession period.
